QPIA means Qualified Property Investment Adviser, the qualification offered through PIPA. Ask who is advising you, what qualifications they hold and what experience sits behind the recommendation.
A useful recommendation can explain its sources, assumptions, trade-offs and relevance to your situation. An impressive output alone is not the evidence.
Property condition, local context and inspection findings need to inform the decision. A research summary is one input to that work.
