Toowoomba buyer's agent
A Toowoomba buyer's agent paid by you, and only by you
It is, and that is the unusual thing about it. Agriculture, health, education and freight employ people who work here rather than commuting down the range, which is what separates a genuine regional centre from a satellite suburb. The freight corridor is the structural story; everything else is street level detail.

The Toowoomba market
Is it far enough from Brisbane to have its own economy?
- Median house price
- $700K
- Average rental yield
- 4.5%
Source: Domain, June 2025.
What is driving it
- A strong agricultural, health and education economy with steady population growth
- Persistent housing demand against affordability that Brisbane no longer offers
- Major infrastructure including the new Toowoomba Hospital and the Inland Rail project
Strong long-term performers: East Toowoomba, Mount Lofty, Gatton. The current opportunity is rarely where the last cycle’s growth was.
On Domain's June 2025 figures, the median house price in Toowoomba sat around $700K, with rental yields averaging 4.5% across key suburbs.
Toowoomba is the closest large regional centre to Brisbane with a genuinely independent economy, which is rarer than it sounds. Inland Rail and the Wellcamp freight corridor are the structural case. The risk is that the range creates sharp micro markets: East Toowoomba and Gatton are not variations on one theme, and pricing them as though they are is the common error.

Straight answers
The things people actually ask us before they sign
Every one of these came from a real conversation. We have answered them the way we answer them on the phone.
“The last buyer's agent ignored my brief.”
Recommending Toowoomba as the affordable version of Brisbane is a brief ignored, not a strategy.
The two markets are driven by different things. If your brief is yield with an independent employment base, the freight and health corridor is the argument. If your brief is capital growth from a capital city cycle, Toowoomba is the wrong answer and we will say so rather than sell you the nearest available stock.
Strategy-first alignment gate before any suburb is shortlisted.
“Buyer's agents aren't worth it at my price point.”
Affordability relative to Brisbane is the reason people skip the research here.
At a median Domain put at $700K in June 2025 the number feels comfortable next to a capital, and that comfort is exactly what produces under researched purchases. The range means elevation, drainage and access vary sharply within a few streets, so an East Toowoomba address and a poorly chosen one nearby are not the same asset.
2,200+ clients across every price point we buy in, not only premium suburbs.
“You don't have an office here.”
No office in Toowoomba, and the freight corridor analysis does not need one.
We do not have a desk here. Working out which pockets Inland Rail and the Wellcamp corridor actually change, rather than which pockets are merely near them, comes from freight route and employment data. A local shopfront would tell you about listings, not about that.
Remote purchasing model; the only physical office is in Bella Vista, NSW.
“How do I know you're actually data-driven?”
Inland Rail is in every pitch deck in the region; the useful question is where it changes anything.
A freight project of that length affects a narrow set of locations meaningfully and a great many locations not at all. We look at where warehousing and processing employment is actually being approved around the Wellcamp corridor and Gatton, not at whether a suburb is broadly near the route.
20-point due diligence process applied suburb by suburb.
“You're a big agency. I'll be a number.”
A regional centre this size punishes an agency that runs volume through it.
The buyable stock in East Toowoomba and Mount Lofty is limited enough that concurrent clients on the same brief would compete with each other openly. We cap briefs per suburb here for the same reason we do in the northern centres: the market is not deep enough to absorb it.
Suburb level constraint on concurrent clients, enforced at the acquisitions stage.
“The fee is a lot of money.”
The fee is a real proportion of a Toowoomba purchase, and pretending otherwise would be dishonest.
Against a median Domain put at $700K in June 2025 the engagement is a meaningful share of the transaction. What it buys is the difference between a street with hospital and freight employment underneath it and one that simply looks similar on a map, and in a market with sharp micro variation that difference compounds over a hold period.
