Melbourne buyer's agent We buy Melbourne investment houses for you, never for the seller

We buy established investment houses and check each one against your plan. Melbourne's established houses range from older inner homes to newer outer suburbs, each with different risks. We assess the house, local supply, rental demand and purchase costs against what you are trying to build.

What we examine

How does this Melbourne property fit my plan?

The question we start with

Is competing supply changing the case for this property type and location?

A Melbourne-wide headline cannot describe one building or street. We check comparable properties and the supply around the candidate asset, then explain the trade-offs for your brief.

Local research

How do planning controls shape a Melbourne house purchase?

A Melbourne search can put an older house beside a newer one on a smaller block. But they need different research files. Victoria’s planning property report, reviewed in September 2026, shows the zone and map layers that apply to a parcel. It also identifies heritage register and bushfire details where relevant. A zone sets the broad land use rules. An overlay adds a particular planning check. We would read the report for the address before assuming a home can be extended, divided or replaced. The visible size of a block is only one part of that review.

For an older house, we would separate its existing rental use from any plan to change it. Victoria’s local heritage guidance explains that an overlay can affect planned work. We would ask a planner about the specific change and inspect the building’s repair needs. For a newer house, the focus would move to build quality, block size and the houses a tenant could rent nearby. Those checks help make the choice between two houses concrete. They also stop an assumed future extension from carrying a purchase that does not suit you as it stands.

Our Greater Melbourne chart analysis was published in September 2023. It examines the links between people, jobs, rental conditions and housing supply across the metro area. We would use it to explain the research approach, then seek updated evidence for the home being considered. A city wide housing result can include buildings far apart in age and form. The local review would ask what similar tenants can rent nearby and what each house will cost to hold. Melbourne’s range of house ages makes that close comparison more useful than choosing from the city name alone.

FAQ

Melbourne buyer's agent questions

What investors ask us about buying in Melbourne, and how our fee works.

The Victorian Government report identifies the parcel’s zone and relevant planning overlays. It can also flag heritage register and bushfire details. Read the linked provisions and seek advice for any planned work. We would use it to form specific questions, rather than assume that a large block allows a second home.

Me and my Wife were introduced to InvestorKit through a friend, we were pretty sceptical of using a buyer's agent, but after having a Strategy session with Lee all our concerns disappeared.
