Gold Coast buyer's agent We buy Gold Coast investment houses for you, never for the seller

We buy established investment houses and check each one against your plan. A Gold Coast home may attract owner occupiers and tenants for different reasons. We compare recent sales, likely rent, holding costs and resale options before deciding whether the price suits an investment brief.

What we examine

Am I paying for a Gold Coast investment or a lifestyle premium?

The question we start with

Does the expected rent support the price and costs of this specific home?

Coastal appeal is one part of a purchase, not its investment case. We test the actual property and its likely tenant pool rather than endorsing a beachside or inland suburb in advance.

Local research

Which flood and pool checks matter for a Gold Coast house?

Gold Coast flood research uses more than one map, and each answers its own question. The City of Gold Coast flood maps page, reviewed in October 2026, describes an insurance map with five flood scenarios, from frequent to extremely rare. Council also offers a flood level search that helps set floor heights. But it says that search covers river and regional flooding only, not flash flooding. We would read both for the lot. A licensed surveyor can then confirm the real floor level, while the inspector checks drains and the driveway.

A Gold Coast house with a pool needs one more check before it can be leased. For a house with its own pool, the Queensland Building and Construction Commission says a landlord must not sign a lease unless a pool safety certificate is in effect. That certificate lasts two years. The commission’s pool register shows whether an address has a current one. The owner must also keep the barrier compliant at all times. We would check the register early and price any fence or gate repairs before the purchase budget is set.

The April 2024 research in InvestorKit’s Gold Coast chart analysis brings migration, jobs and housing evidence into one study. It explains the wider market, but not one street. Council’s City Plan also maps a coastal erosion hazard overlay near the ocean and the city’s waterways. We would check it for any house close to the water. For the rent case, we would use long term leases for houses with a similar yard, parking and pool. A holiday letting figure answers a different question, so it stays out of the budget.

FAQ

Gold Coast buyer's agent questions

What investors ask us about buying on the Gold Coast, and how our fee works.

No. Council says the search covers river and regional flooding only and does not cover flash flooding. It also does not show the flood extent. Read it with the flood maps for the lot. Then ask a surveyor about floor levels and an insurer about cover before you set a budget.
