Bendigo sounds a lot like Ballarat on paper, so what actually makes it a different market rather than the same regional Victoria story with a different name?

  • How do I know you're actually data-driven?

    Fair, especially since Bendigo gets bundled with Ballarat in most commentary.

    Most regional Victoria commentary treats Bendigo and Ballarat as one story. They are not: Bendigo's tenant demand concentrates around Bendigo Health and La Trobe's campus, which pulls differently on suburbs like Strathdale and Kennington than Ballarat's public service base pulls on its own suburbs. We track them as separate markets.

    Research and vacancy tracking are run per suburb, not at a blended regional Victoria level.

  • Buyer's agents aren't worth it at my price point.

    Bendigo's entry price is genuinely lower than Melbourne's, and that changes the amount at risk, not the process.

    An Epsom or Kennington purchase costs well under an equivalent Melbourne suburb, and a lower price point does not mean a lower bar for due diligence. A concentrated employment base like Bendigo's means a vacancy shock, if Bendigo Health or La Trobe scaled back, would hit specific suburbs harder than others, so we check that exposure regardless of price.

  • You're a big agency. I'll be a number.

    Fair worry that a national firm treats Bendigo as a lower priority market.

    Bendigo is a smaller purchase volume for us than our biggest capital city markets, and it would be easy to under resource it. Every Bendigo client gets the same assigned strategist and the same sign off process as a client buying anywhere else we operate.

    Worth stating plainly given how tight Bendigo's comparable stock can be.

    If your brief is Strathdale under a set budget and the closest comparable stock is in Epsom at a higher price, we say so rather than stretching the brief to fit whatever is listed. Bendigo's shallower stock pool makes this discipline more important, not less.

  • The fee is a lot of money.

    The fee reads as a larger share of a Bendigo purchase because the purchase price is lower, and that is worth explaining.

    Because Bendigo's prices sit well below Melbourne's, the fee reads as a larger percentage of the purchase. It buys the same negotiation and due diligence work as a purchase at three times the price, and in a market this concentrated around two employers, that due diligence carries more of the risk reduction.

    Fair, and worth naming since Bendigo deal flow is lower volume than Melbourne's.

    Bendigo does not move at Melbourne's pace, and a quiet few weeks during searches and approvals can read as us going quiet. We set the update cadence at onboarding, so a slower week on a Kennington contract is expected rather than a surprise.
