Sydney buyer's agent Buy an investment house in Sydney on evidence, not a hunch

We buy established investment houses and check each one against your plan. In Sydney, the familiar suburb name is only a starting point. We compare the individual property's purchase and holding costs, rental evidence, physical condition and resale options with your portfolio brief.

What we examine

How do I judge a Sydney purchase beyond the postcode?

The question we start with

What do recent comparable sales and the full holding costs say about this property?

Sydney properties can serve different budgets and tenant groups even within one area. Our research tests the specific house and nearby comparable sales before making a recommendation.

What should a Sydney house contract tell you before you buy?

A Sydney house is offered with a draft contract, and its attachments make a useful first research file. NSW Government guidance for agents, reviewed in October 2026, lists the documents that must come with it. They include a title search, drainage diagrams and the council’s planning certificate. That certificate is issued under section 10.7. The NSW Planning Portal says it shows the zoning and the planning controls for the land. It can also note flooding, bushfire prone land and contaminated land. We would read those pages before booking a building inspection.

The drainage diagrams answer a different question. Sydney Water says its sewer service diagram shows the private wastewater pipes on a property. Agents and conveyancers use it to check whether the plumbing was inspected and whether private pipes cross the land. Sydney Water also issues a building over sewer letter. It shows whether Sydney Water approved a building close to, or over, its pipes. We would compare those papers with what stands on the block today. A back room or deck missing from the diagram becomes a question for the inspector and your conveyancer.

InvestorKit’s Greater Sydney chart review uses August 2023 research across the wider city. It places household change beside jobs, sales and rentals to show the broad research method. That metro view cannot judge one house. We would add fresh lease records for houses with a similar block, age and floor space. Then we would weigh the contract papers, the building inspection and the full holding cost together. If a document is missing or unclear, that gap matters to the decision. A strong city story cannot answer a question the contract leaves open.

FAQ

Sydney buyer's agent questions

What investors ask us about buying in Sydney, and how our fee works.

It is the council’s section 10.7 certificate for the land. It lists the zoning and the state, regional and local planning controls. It can also flag flooding, bushfire prone land and contamination. Read it beside the inspection report. It describes the land, not the state of the house.
