What we examine

How should land release affect a Canberra purchase?

The question we start with

What approved or proposed housing could compete with this asset?

Land release and new housing construction are research inputs, not forecasts for an individual home. We weigh them with the property's condition, local rental evidence and your portfolio goals.

What should an investor check about Canberra leasehold land?

Canberra has a land system that deserves its own document check. ACT Government Crown lease guidance, reviewed in September 2026, explains that land is held under a lease. The Crown lease sets out rights and duties for the block. This is different from the rental lease signed by a tenant. We would have the purchase documents reviewed for the home’s permitted use and any conditions. A sales listing does not show all of that detail. If your plan involves building work, the lease and planning requirements need to be read together.

Government employment is also a distinct part of the Canberra research brief. Commonwealth government administration appears prominently in the ABS 2021 Census employment tables for the ACT. We would look at the type of home and the practical trip to work, rather than assume every public employee wants the same rental. A compact house may serve a different household from a larger one. Parking, heating and the trip to work could change which one fits your plan. We would use evidence for the relevant housing type to test that choice.

InvestorKit’s Canberra chart review draws on January 2024 research and examines jobs, housing supply and lease records. It is a useful record of the questions asked at that time. A new search would need an updated check of completed and proposed housing nearby. We would distinguish an announced land release from homes ready to lease. We would also keep ACT evidence separate from Queanbeyan evidence across the New South Wales border. Those homes may share a wider commuter area. But their purchase documents and local checks need separate attention.

FAQ

Canberra buyer's agent questions

What investors ask us about buying in Canberra, and how our fee works.

A Crown lease relates to the land and sets out the owner’s rights and duties. A household rental lease is the agreement with a tenant. ACT Government guidance explains the distinction. Have a qualified adviser review the purchase documents so that the land conditions are clear before you proceed.
