The Client
Nathan and his wife are busy professionals balancing full-time careers and raising a family. Like many investors, they had ambitious financial goals but limited time to focus on analysing markets, researching locations, and executing deals properly.
They already had a financial planner and mortgage broker in place and understood the importance of surrounding themselves with experts.
But their previous experience with a buyer’s agent hadn’t gone well. Years earlier, they had worked with another strategist that didn’t deliver the results they expected. Because of that, Nathan approached the idea of working with another buyer’s agent cautiously.
Instead of rushing into a decision, he spoke with several different property strategists before deciding who to work with.
What stood out with InvestorKit wasn’t a hard sell. It was the opposite.
Nathan felt the process was collaborative from the beginning. The focus wasn’t on pushing a property, it was on understanding the strategy, analysing the research, and making sure the alignment was right before moving forward.
For Nathan and his wife, that combination of transparency, research depth, and shared decision-making made the difference.
Our Strategy
The starting point wasn’t a single suburb or city. It was a national search.
Nathan and his wife were presented with multiple potential markets across Australia. Together, we reviewed dozens of locations before narrowing them down to a shortlist of regions that met the investment criteria.
Each property was selected based on fundamentals: strong demand drivers, attractive yields, and long-term capital growth potential.
One key mindset shift helped accelerate the portfolio.
Nathan separated emotion from investment decisions.
These weren’t homes they were planning to live in. They were assets designed to perform. That allowed every purchase to be judged on data, demographics, and numbers rather than personal taste.
Over time, Nathan and his wife built a diversified portfolio across three different markets: Brisbane, Adelaide, Bargara (regional QLD).
Each property plays a role within the broader portfolio strategy, spreading risk across multiple states and positioning them to benefit from different growth cycles across Australia.
First Purchase in Brisbane, QLD has grown 72.1%

Second purchase in Adelaide, SA has grown 26.5%

Third purchase in Bargara, QLD has grown 46.7%

The Results and What’s Ahead
Nathan built this portfolio during a volatile period, through the COVID market, changing interest rate cycles, and ongoing economic uncertainty.
But the strategy was never about short-term timing. It was about fundamentals.
Each property was chosen for strong rental demand and long-term growth drivers. Rental performance has exceeded expectations, with rents coming in higher than the conservative projections originally modelled.
The portfolio was also structured carefully.
Nathan and his wife maintained buffers, fixed interest rates across some properties, and avoided overextending their borrowing capacity. That discipline means the portfolio is built to handle changing market conditions.
Today, they have a diversified three-property portfolio spanning multiple markets across Australia.
And importantly, the portfolio was built with a clear strategy from the beginning, not chasing individual properties, but building a system designed to grow over time.
The next stage is simple: continue scaling the portfolio with the same disciplined approach.
Looking Back
For Nathan, the biggest takeaway from this journey has been the importance of building the right team.
Property investing requires expertise across multiple disciplines: research, finance, negotiation, and strategy. Trying to master all of that alone while working full-time simply wasn’t realistic.
By surrounding themselves with experienced professionals, Nathan and his wife were able to move faster, diversify across multiple markets, and access opportunities they likely wouldn’t have found on their own.
They didn’t just buy properties.
They built a portfolio.
And with the right team behind them, the journey is only just getting started.
