Adelaide buyer's agent We tell you when an Adelaide house is not worth buying

We buy established investment houses and check each one against your plan. Limited choice on a listings page is not a reason to compromise your brief. In Adelaide we compare the available property with recent sales, rental evidence, maintenance needs and your intended holding period.

What we examine

Is the Adelaide property I can buy the right one to hold?

The question we start with

Are enough comparable properties available to test the asking price properly?

We assess the competition around a candidate Adelaide home and the likely costs of owning it. The decision rests on that asset, not on a general claim about the city's stock levels.

How do heritage rules and housing type affect an Adelaide investment?

An Adelaide purchase starts with the relevant map. Greater Adelaide, the central city council and a named suburb are different areas. The ABS 2021 Census for Greater Adelaide covers the wider urban region. Its housing tables count separate houses apart from other housing. We would use the house figures to frame the search, then narrow the evidence to houses you can hold. A house near the centre and one farther out need their own rent comparisons. Blending them into one result can hide the costs that matter to you.

South Australia’s PlanSA heritage guidance, reviewed in September 2026, explains how heritage places and historic areas appear in planning maps. An overlay is a layer that marks a planning issue at a site. We would check the home in the state’s planning atlas before assuming an older home can be changed. The aim is to raise questions for the planner and building inspector. A roof repair, extension or change to the front of a house may need a closer review. We would budget for work on the home as it stands.

InvestorKit’s Greater Adelaide chart study uses November 2023 research to examine jobs, people, sales and rentals. It offers a dated view of how those parts of the market relate. For a home in the brief, we would refresh the nearby rental examples and inspect the layout. A compact house may have different appeal from a larger one with the same bedroom count. We would also check parking, storage and access to everyday services. That gives you a clearer reason to accept or reject the asset than a city headline or the charm of an old facade.

FAQ

Adelaide buyer's agent questions

What investors ask us about buying in Adelaide, and how our fee works.

PlanSA’s planning atlas and heritage guidance are useful starting points. Search the exact address and read the layers that apply. Then ask a planner about your planned work. An attractive older facade does not establish what can be altered, or what repair method the building needs within your budget.

My husband and I chose InvestorKit because we are time-poor with new careers and a newborn. Even though we understand the basics of property buying, we simply didn’t have the time to do the level of research required to make confident decisions.

I hired Investorkit because I’m time poor and didn’t have the capacity to do all the research, deal with agents or handle negotiations myself.
