We buy established investment houses and check each one against your plan. Mackay buyers may need to consider how shifts in employment could affect tenants and resale. We assess a property's rent evidence, competing supply, condition and holding costs with that possibility in mind.
850+ five-star Google reviews. REB Buyer's Agency of the Year, winner 2023, 2024 and 2026.
Backed by nearly $1M in annual research and one of Australia’s largest property acquisition teams.
What we examine
Could your budget carry this property through a quieter rental period?
A strong period of rental demand should not be treated as permanent. We test the individual Mackay asset against your capacity to hold it if conditions are less favourable.

Mackay’s economy needs a more precise description than a mining town label. Mackay Regional Council’s economy overview names several industries. We reviewed it in September 2026. They include mining services, health, education, aviation, tourism and agriculture. It also identifies sugar cane and the ports of Mackay and Hay Point. These are different work settings, rather than one tenant group. We would ask which of them is relevant to the proposed home. A person working in a city service role may have a different trip from someone supporting a remote mine. The research file should show which claim the rental case relies on.
Mining services also differ from a mine being located beside the house. We would ask where likely tenants work, how often they travel and what the lease examples show. If a property is marketed to shift workers, parking, cooling and quiet sleeping space deserve a closer look. Those features should be inspected, rather than assumed from bedroom count. We would seek other households that could use the home as well. A home that depends on one employer or work pattern needs a clear account of that narrow demand and its costs.
The council overview is useful for naming industries to investigate. It does not prove a rental result. We would compare the actual home with local leases. We would also ask managers which records support each estimate. For a larger house, yard work and cooling upkeep should join the repair budget. For a smaller house, the layout and parking need their own lease records. Travel to ports, services or work pickup points would be checked only where the brief makes it relevant. This keeps Mackay’s economic story connected to a specific household and a home you can afford to hold.
